Residential Subdivision

Our land development Project Managers can provide attention on your project from commencement to completion. de Witt Project Managers offer services including feasibility investigations, coordination of specialists through the development application, detailed design and construction phase as well as management of construction, liaising with and gaining approvals from government bodies and infrastructure coordination.

The project team including is supported by internal specialist planners and surveyors and this enables de Witt Consulting to provide a whole and coordinated approach to our Client’s projects from inception through to delivery. Our experience across projects in varying capacities assists projects to run smoothly and successfully.

de Witt Consulting were engaged to undertake project management associated with the redevelopment of the 24 ha site transforming from a site utilised for agricultural purposes to enable residential development. The de Witt Team are the lead consultants successfully enabling a rezoning of the site, subsequent development application for 263 Lots and are preparing for the construction phase. The team project manage all sub consultants as well as prepare in house specialist advice. The construction phase will see de Witt Consulting manage all construction from demolition through to residential lot delivery.

Whilst de Witt Consulting were not involved with the initial development approval and planning process of this 8 Lot residential subdivision, de Witt Consulting were involved with the coordination of detailed design and authority approval process through the construction certificate and subdivision phase.

de Witt Consulting also managed the construction process and Civil contractor on behalf of the Client.

The process coordinating relevant utility approvals through design process, providing tender package and managing the construction and ultimately the subdivision process. 

de Witt Consulting were engaged to provide a whole project approach to an 11 Lot residential subdivision including 10 standard residential lots and 1 large rehabilitated lifestyle lot. de Witt Consulting’s involvement included up front project management of specialist consultants such as bushfire, flora, fauna and engineering associated with the Development Approval process, the detailed design process and inter agency approvals through to construction and delivery of this staged residential development. This project included liaising with relevant authorities, gaining approval and delivering positive outcomes for the Client.

Management of construction process involved preparing documents for tender, engaging the successful tenderer and management of that contractor through to delivery. Our Client in this instance was remote from the site and trusted de Witt Consulting to deliver the finished project on time and budget.

Previously owned by the NSW Health Department, this project involved the subdivision of the site into 14 large residential lots. de Witt Consulting worked with the Client’s project manager to ensure the relevant sub consultants through the Development Application phase were engaged and aimed to the common goal of delivering the subdivision. Since this time de Witt Consulting have been engaged by individual landowners whom were further subdividing their land to project manage their subsequent development applications, but also through the construction phase associated with various 1 into 2 lot subdivisions. This has included project management of the Town Planning and approval phase, but also the construction phase associated with this further subdivision. In this further subdivision phase Clients included “mums and dads” to the original developer.

de Witt Consulting were engaged in a major development approval process for a 62 Lot Residential Subdivision under the previous Part 3A Major Project provisions in the EP&A Act 1979. de Witt’s involvement extended beyond just the Planning component. de Witt Consulting managed all of the various sub consultants including civil and traffic engineers, flora, fauna, bushfire consultants. This required negotiation with State Government Authorities such as the Roads and Maritime Services and Hunter Water Corporation as well as Local Government.

de Witt Consulting were further involved with Project Managing the detailed design and construction phase including engagement of civil contractors and managing approvals of various government agencies. This involved extension of significant utility infrastructure and intersections as well as establishing deeds of agreement with agencies. In this instance, de Witt Consulting were also involved with sourcing a purchaser for all 62 Lots within the subdivision.

Shipping Infrastructure

TUG BOAT WHARF (Newcastle Harbour)

de Witt Consulting prepared a Review of Environmental Factors (REF) for two sites within the Port of Newcastle in support of an application to Newcastle Port Corporation for a proposed tug boat base. Our involvement in the project extended past just preparing the relevant planning documentation and assessment. de Witt Consulting undertook the coordination and project management of a number of specialists whom had input into the project including but not limited to, structural, civil and marine engineers to ensure the project was delivered on time. The development involved the construction and operation of a new Tug Boat Base including construction of spud piles; mooring of a pontoon; operation of four tug boats; installation of an access link platform; parking and vehicle turning areas; lighting; installation of two portable buildings for administration and amenities and storage areas. de Witt Consulting were further involved with the project through the assistance with and gaining additional government approvals and licenses as well as assisting with management through construction phase of the civil contractor who was undertaking works on both land and seaward sides.

Telecommunications

de Witt consulting were engaged in a capacity that required project management and coordination of Planning, Survey and approval process associated with the subdivision of various telecommunication towers across New South Wales. Working for our Client, Crown Castle required us to prepare relevant documents for approval by Local Government Authorities, project manage any subsequent required sub consultants and manage utility compliance endorsement and subsequent registration of the approved subdivisions.  The projects ranged from West Wyalong to the NSW North Coast in both regional and rural areas.

Internal Fit Outs and Approvals

de Witt Consulting was engaged by a QLD based builder to project manage the Complying Development and Development Application process to enable the roll out and upgrading of various Banking facilities across NSW. This included liaison with private certifiers, designer, building sub-contractors as well as the local authorities. This involved the provision of services from Deniliquin to the City of Sydney and north coast and north western New South Wales as well as new branches in the Australian Capital Territory.
